Q: What is a "Simple" Strategy?

A: he investment strategy of M1 Investments Ltd is to assist others in the purchase of raw land, using a 3-year business cycle. These are all cash deals, so no financing will be required. Under our current strategy, no development of the property is being considered, although there may be some instances where rezoning is recommended to maximize the profitability of the property upon a sale. Taxes are pre-paid for a three year period, so the investors will not have to make any financial contributions for a three year period unless unexpected costs arise.

  • M1 Investments Ltd locates and secures all land deals in the primarily targeted area. These targeted areas are anticipated to experience growth in the future based on a variety of factors. Some of theses factors include:Growth of Las Vegas: A constant influx of approximately 4,000 people per month moving to Las Vegas.
  • Increasing Land Prices:
    The continuous increase of housing and land costs in Las Vegas, are forcing some people to live in communities outside the Las Vegas Valley perimeters and commute to work.
  • Major housing developers investing in outlying communities for future development of affordable housing (Rhodes, Meridian, Beazer etc.)
  • Construction and expansion of major thoroughfares to outlying communities
  • Construction of the Hoover Dam Bypass to Arizona (Est. Completion date: 2008)

Q: What if there are more investors than shares available?

A: Investments are taken on a first-come, first-served basis, based on the actual receipt of the payment of funds. Your spot is reserved in the order the payment is received. M1 Investments Ltd will not hold a spot for any investor unless actual payment is received. If you want to ensure you will have a chance to participate in the purchase of a Land Deal, it is recommended you submit your payment as soon as possible. If all units are sold before your payment is received, you will be notified and have the option to be placed on a waiting list for that Land Deal, select another Land Deal, or receive a refund of your money.

Q: Is my money refundable?

A: Yes, all monies are refundable until the end of the funding deadline. Once the funding deadline has passed the risk of losing deposits occurs, therefore, monies are no longer fully refundable. If the deal is not completed for any reason and all deposits and related expenses have been returned, all funds will be refunded.

Q: What if I want to use 1031 Exchange Funds?

A: There are specific IRS rules and regulations governing 1031 exchanges. M1 Investments Ltd will review every transaction that will involve funds from a 1031 exchange and reserves the right to accept or deny the use of such funds in any Land Deal.
