GOLDEN VALLEY, ARIZONA

About Golden Valley

  • Arizona recently over took Nevada as the fastest growing state in the country.
  • Census estimations calculate the county to almost double in size between 2005 and 2025.
  • March 2007 Economic Development Journal for Mohave County stated "Financial national analyst firm upgrades Mohave County to A-Bond rating status. Standard & Poor's, whose ratings are an indication to potential investors as to the safety and security of an investment, has given Mohave County an "A"."
  • The power plant located south of Golden Valley near I-40 looks to expand in order to accommodate growth in the area and to keep up during hot summer months.
  • Shinarump Drive, which partially borders the Rhodes development on the North boundary, will have 7 miles of new pavement and is underway now.
  • Rhodes homes sales agents indicate homes within development to begin construction in June or July and that Rhodes is close to getting final approvals. Existing homes are built on 2.35 acre parcels along the foothills with more to come after subdivision approval.
  • A retail center is in the works on the Oatman Highway just across from Walnut Creek Estates at the south end of Golden Valley.
  • A Las Vegas firm is working to establish a commercial complex near Chloride Road on Highway 93 just North of Golden Valley. Planning and Zoning approves zoning changes on the 114 acre site with plans for a truck stop, a hotel or motel, a 28-acre RV park, an area for at least four restaurants and around 200 town-homes or condominiums with some shops and boutiques. The approval has a contingency to prove adequate water supply for the project.
  • With the Hoover Dam bypass project is scheduled to be completed in 2009. This project was delayed due to high winds damaging the crane operation. The good news about this delay is that is allows for investors to continue to buy properties at today's prices which in my opinion are bargains compared to the surrounding areas and the future potential.
  • Kingman commercial properties are selling for approximately $500,000 per acre while Golden Valley properties are selling for $200,000 per acre. (based on most recent comparisons to offers currently available for sale in both markets).

  • Rhodes:

    Kingman project sold all 69 homes on Sat. Sept 24 prices ranged from 179k-249k for 1623sq' - 2360sq' homes.

    Last week, Rhodes Homes received initial endorsements from Mohave County Planning and Zoning for 4 of 5 master-planned communities and a 10 acre park on Aztec Rd., but is still pending county board of supervisors final approval in November.

    Upon final approval, construction will begin within 9 months. The Aztec park facility will have the first 2 baseball diamonds built by Rhodes in the next 6 weeks, then the 10 acre facility will be donated to Mohave county. The rest of the project is proposed to include a total of four baseball diamonds, a football field, a soccer field as well as a concession stand and restrooms.

    Hwy 68 update:

    Kingman Regional Hospital annex located at the corner of Adobe Rd. plans to open within 30 days. This facility will include an emergency care unit, Doctor and Dentist offices and an ambulance service.

    The Golden Valley community library opened in March just north of Hwy 68 on Verde Rd.

    An unconfirmed rumor is circulating that the 40 acre parcel owned by Jim Rhodes at the corner of Aztec and Hwy 68 is going to facilitate a Smiths grocery center with construction to begin soon and a grand opening within approximately 1 year.

    Another tidbit, not yet confirmed is that Rhodes has sold a section of his land in Golden Valley to KB Homes.

    Vacant land in Golden Valley continues to increase in value, a buildable acre with utilities is selling for between 35-40k.

    Larger parcels are pricing at around 13-18k per acre.

    A new home in Golden Valley is currently priced at around 185-200k.

    A building lot in Kingman measuring only 50x100 is priced at around 45k.

    Update:

    10/20/05 - Exact location to follow (may be right next to your parcel on Hope/Hwy 68 next to mex. restaurant) 3000 sq' bldg with retail space available. Construction beginning soon, permits have been obtained.
